Rent is due at the first of every month. Late fees are incurred on the 10th of every month if full rent is not received.
You can conveniently pay your rent directly through the online portal provided to you at the time of lease signing. If you do not currently have access but need to activate your account, or if you do prefer to pay via check, please reach out to your Property Manager directly at 207-839-2744.
If you have a maintenance concerns that is not an emergency, please log into your tenant portal to create a work order request. From here, you can also suggest the times you would like maintenance come to address the issue. Login to your tenant portal HERE.

Rental Insurance is required as a part of your lease agreement. The Tenant is required to obtain her/his own personal renter’s insurance to cover up to $30,000 of their personal property and personal liability with up to $300,000 coverage and provide a copy of the Certificate of Proof of Insurance to Management. Management/Owner is not responsible for theft, for the damage to personal property from any source: in units, storage areas, or any other portions of the premises. KEEP YOUR APARTMENT LOCKED AT ALL TIMES.

Leases generally are signed for a one year term. Notice if you will not be renewing your lease is required 60 days prior to the end of your lease term. Renewals for lease extension will be provided by your Property Manager and can be signed electronically through the Tenant Portal.
We do allow pets (cats and small dogs under 25 pounds) in most of our units. We do require an additional pet deposit as well as charge a monthly fee per pet. If you are bringing a pet into your unit, please reach out to your Property Manager for further instruction.

From time to time we do have openings and understand that some tenants may be interested in another unit more suited to their current needs. If you are a current tenant and interested in another unit within JCS Properties, please reach out to your Property Manager.
Depending on your unit and leasing agreement, you may be required to set up utilities such as CMP, Cable/Internet in your name. These should be set up and active upon your move in date and stay in your name and will be your responsibility until your move out.
